Ritterstraße 16 – Future and sustainability near the geographic center of Berlin

Ritterstraße 16 is located in the heart of Berlin Kreuzberg on the border to Mitte, in the immediate vicinity of Moritzplatz, and thus almost in the "geographical center" of Berlin.

 

A future-oriented creative space and workplace for 750 people was created from a former commercial parking lot.

 

The Kurth Group oversaw the project from purchase and obtaining planning permission through to completion and leasing. At the beginning an architectural competition in cooperation with the district planning office was carried out. 8 leading architectural offices were competing - Richter Musikowski Architekten, residing in Ritterstraße 2, were able to prevail against world-renowned firms with their vision for the space.

 

The implemented design refers to the needs of the surrounding environment and the needs of users. For instance, urbanity was taken into account with a minimum number of car parking spaces but extensive facilities for cyclists. A green courtyard was created as an outdoor foyer. The office spaces are flexible and are all adjacent to outside space. The comfort of the users as well as the climatic effects and influences were a focus in the technical planning and equipment of this property.

 

The building is DGNB Gold certified and is flexibly designed as a multi- or single-tenant building. It is equipped with future-oriented, innovative and sustainable utilities technology and automation. The project was refinanced long-term by the Kurth Group's team just after letting and shortly before completion. It will remain in the Kurth Group portfolio and is managed in-house.

 

One challenge during the construction phase was the U-8 which is passing underneath Ritterstraße 16. A superstructure was comprehensively prepared and implemented with the BVG, specialist planners and civil engineering contractors.
